We've been extremely impressed with the amount of effort our listing broker, Kristin Herold put into preparing our home for market. Nothing was left to chance, and I mean nothing -- "let's take care of anything and everything now so that when that very special person enters the home and begins casting off the vibes of a serious buyer, the home is the best it's ever been, at least for as long as we've owned it.

We've gone through the residence with an eye to eliminating clutter so our prospects can see the full potential all around them. The ocean view, a picture perfect one before them of a 180 degree seascape of the horizon from Palos Verdes to Dana Point, all laid out before our buyer whose seeing this particular horizon for the first time. There are no dirty walls, scuff marks across the floor, the windows are so clean you almost want to touch one to verify it still holds a pane of glass No matter where you look, it's in perfect model home condition.

What percentage of people walking through a home for the first time are going to fall in love with their suddenly new and unfamiliar surroundings, then find that during a relatively short period of time it fills their needs to a "T". At this point you still have a ways to go, will they be able to come to terms with the layout, the amenities, the architectural style, the selling price and then get that "Oh, wow look on their face!"

Is it going to be a one in 10, or maybe a one in 100 who find everything that's important to them - this is when you truly don't want them getting cold feet - warming up to avoid providing that one person in a thousand who comes up with a pair of cold feet because of something they saw that gave them any thoughts, especially second ones could make for a very bad day. Fix it now, or forget it! Was Kristin's timely catch phrase as she went from one minor eye sore to the next.

This went on till I had to turn in for the night. Kristin was still in the hallway going from problem to the next as I nodded off. I awoke early the next morning wondering what I would find. To my surprise, Kristin was still standing where I had left her the night before, dealing with stuff that she thought would distract soon to be arriving prospective buyers.
